Here at Chequers we understand that not one size fits all and offer four different packages to ensure we can provide a level of service suitable for you and your personal requirements.
Service 1 – Find a Tenant Only – £600 INC VAT plus inventory
Service 2 – Rental Collection – £300 INC VAT plus Inventory + 6% INC VAT PER MONTH
Service 3 – Fully Managed – £300 plus Inventory + 12% INC VAT PER MONTH
Service 4 – Smart Package – £300 + 15% INC VAT PER MONTH

Holding Deposit

This amount is required to reserve a property, prior to referencing. This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide false or misleading information as part of their application, or fail to sign their AST and/or Deed of Guarantee within 15 days (or other Deadline for Agreement as mutually agreed in writing). |
Security Deposit (per Tenancy, for rents under £50,000 per year) | Five week’s rent. | This amount covers damages or defaults on the part of the Tenant during the Tenancy. |

Six week’s rent. | This amount covers damages or defaults on the part of the Tenant during the Tenancy. |
Unpaid rent | Interest is payable at 3% above the Bank of England Base Rent from Rent Due Date until paid in order to pursue non-payment of rent. | This will not be levied until the rent is more than 14 days in arrears. |
Lost Key(s) or any other Security Device(s) | Actual cost. | Tenants are liable to the actual cost of replacing any lost keys or security devices. If the loss requires the locks to be changed then the charge payable by the Tenant will be for the actual costs of locksmith, new lock and any required replacement keys. Any additional costs incurred will be charged at £15 (inc. VAT) per hour. |
Tenant’s Request of the following: | ||
Variation of Contract | £50 (inc. VAT) | To cover the costs associated with taking Landlord’s instructions as well as the preparation and execution of new legal documents. |
Change of Sharer | £50 (inc. VAT) per replacement Tenant | To cover the costs associated with taking Landlord’s instructions, new Tenant referencing and relevant checks, deposit registration and amendment and the preparation and execution of new legal documents. |
Early Termination | Actual cost. | If the Tenant wishes to leave their contract early, they will be liable to the Landlord’s costs to re-let the property as well as all rent due under the AST until the start date of the replacement Tenancy. These costs will be no more than the maximum amount of rent outstanding on the Tenancy. |
