Here at Chequers we understand that not one size fits all and offer four different packages to ensure we can provide a level of service suitable for you and your personal requirements.

Service 1 – Find a Tenant Only – £600 INC VAT plus inventory

  • High standard marketing to include detailed property description with ample current photographs and floorplan.
  • Local advertising within our Barnstaple branch.
  • Online advertising on Rightmove and our website.
  • Social advertising on our Facebook and Instagram pages.
  • In depth, straightforward Tenant applications process.
  • Tenant selection to find the most suitable Tenant for you and your property.
  • Hands on referencing and completion of relevant required checks of the prospective Tenants.
  • Experienced Agents with up to date Industry knowledge to guide you on the legal obligations of the Landlord and ensure that you are compliant throughout the process.
  • Setting up of the Tenancy Agreement.
  • Collection of first months rent and deposit.
  • Deposit lodging with relevant scheme and ensuring compliance with tenancy deposit legislation including the delivery of the obligatory prescribed information to the Tenant.
  • Advise all relevant utility providers of changes and assist Tenants where required in setting up and opening accounts.
  • Complete handover of property.

Service 2 – Rental Collection – £300 INC VAT plus Inventory + 6% INC VAT PER MONTH

  • All as detailed per Service 1 above.
  • Collection of the monthly rental payment.
  • Ensuring any reminders or chasing of late payments is completed as required.
  • Providing monthly statements to the Landlord.

Service 3 – Fully Managed – £300 plus Inventory + 12% INC VAT PER MONTH

  • All as detailed per Services 1 and 2 above.
  • 4 monthly inspections of the property with a detailed report provided.
  • Act as the main point of contact for the Tenant throughout the duration of the Tenancy.
  • Deal with all maintenance issues raised.
  • Complete the Tenancy Checkout at the end of the Tenancy, providing a full detailed report.
  • Deposit repayment including dealing with any disputes and evidence submission to the Deposit Scheme as required.
  • Key holder for the property.
  • Ensure all legal obligations are met throughout the duration of the Tenancy.

Service 4 – Smart Package – £300 + 15% INC VAT PER MONTH

  • All as detailed as per services 1, 2 and 3 above.
  • Inventory included.
  • 3 monthly inspections.
  • 24/7 out of hours emergency contact.
  • Rent protection guarantee cover.
  • Annual rent reviews.
  • Vacant property management and inspection.

Tenant Fee Schedule (Assured Shorthold Tenancies (ASTs))

 

Holding Deposit

(per Tenancy)

One week’s rent.

 

This amount is required to reserve a property, prior to referencing. This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide false or misleading information as part of their application, or fail to sign their AST and/or Deed of Guarantee within 15 days (or other Deadline for Agreement as mutually agreed in writing).
Security Deposit (per Tenancy, for rents under £50,000 per year) Five week’s rent. This amount covers damages or defaults on the part of the Tenant during the Tenancy.

(per Tenancy, for rents £50,000 and over)

Six week’s rent. This amount covers damages or defaults on the part of the Tenant during the Tenancy.
Unpaid rent Interest is payable at 3% above the Bank of England Base Rent from Rent Due Date until paid in order to pursue non-payment of rent. This will not be levied until the rent is more than 14 days in arrears.
Lost Key(s) or any other Security Device(s) Actual cost. Tenants are liable to the actual cost of replacing any lost keys or security devices. If the loss requires the locks to be changed then the charge payable by the Tenant will be for the actual costs of locksmith, new lock and any required replacement keys. Any additional costs incurred will be charged at £15 (inc. VAT) per hour.
Tenant’s Request of the following:
Variation of Contract £50 (inc. VAT) To cover the costs associated with taking Landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer £50 (inc. VAT) per replacement Tenant To cover the costs associated with taking Landlord’s instructions, new Tenant referencing and relevant checks, deposit registration and amendment and the preparation and execution of new legal documents.
Early Termination Actual cost. If the Tenant wishes to leave their contract early, they will be liable to the Landlord’s costs to re-let the property as well as all rent due under the AST until the start date of the replacement Tenancy. These costs will be no more than the maximum amount of rent outstanding on the Tenancy.
